WHAT IS THIS ORB IN THE SKY AND WHY DOES IT MAKE US SO HAPPY? We are loving this weather! As the temperature rises so does the activity in the real estate market. Here’s a couple quick April stats for the Seattle residential market (a good example for the overall state of the regional market):

April saw a total of 886 new listings, a tick up from 812 in 2017
The market is picking up speed heading into the summer months with April showing 750 homes under contract, from from 721 last year
As with under contract homes, sales rose from 666 last year to 684 in April
The average sales price for residential homes in Seattle was $822,283, up from $718,375 this time last year.

What does this all mean? Essentially we are seeing a normal seasonal shift in the market with slightly more inventory than last year.

“How does this effect me?” For homeowners its a great sign. Seattle home prices are up over 16% from last year. It can be a tough time for buyers but we are seeing more inventory (new listings) coming online which could make it easier to get into the market as a buyer.

Great music all over Ballard. Take the family to the picnic or art walk… or jam out at a 21+ evening out at the Conor Bryne Pub. Either way we’ll be listening to some jazz tunes!

University District Street Fair

Music, shops and all sorts of neighborhood fun. Thats all well and good… but you won’t see us straying too far from the Corn Dogs of the World food stand! Corndogs. Forever and ever.

Edmonds Waterfront Festival

Let’s be honest… the Edmonds Waterfront Festival isn’t until June but its one of our office’s favorite places to go. Food, music and community collide for pure fun!
